01
System Inspection
We start with a full look at the air handler, coil cabinet, and outdoor unit. A duct camera and flexible duct rod let us see inside the plenum without tearing anything apart. We check filter condition, blower wheel debris, and drain pan standing water. You get a straight answer on what is dirty and what can wait.
02
Containment Setup
Before any cleaning starts, we lay drop cloths and set a negative air machine with HEPA filtration at the coil cabinet. That keeps loosened dust from drifting into your living space. Register covers go back on rooms we are not working in, and we seal the return so the vacuum pulls from the coil, not the house.
03
Coil Cleaning
We apply a coil cleaner made for aluminum and copper fins, let it dwell, then work a soft rotary brush and air whip through the fins. A compressed air nozzle finishes the job from the back side. The evaporator and condenser both get this treatment. Expect 90 minutes to two hours for a typical residential split system.
04
Drain and Blower Service
A clean coil means nothing if the drain pan is clogged. We flush the condensate line, clear the trap, and wipe the pan. If the blower wheel is caked, we pull it and clean it by hand. This is the step most cheap coil cleanings skip, and it is why their results fade in a month.
05
Verification and Walkthrough
We reinstall panels, restore power, and run the system through a full cooling cycle. Static pressure and temperature split readings get written down before and after. Then we walk you through the photos, show you the filter you should be running, and tell you when to schedule the next cleaning.
